Mit Blick auf das Jahr 2026 steigen die Strompreise in Maryland kontinuierlich an, wodurch Energieeffizienz nicht mehr nur ein nettes Extra, sondern eine finanzielle Notwendigkeit geworden ist. Termin- und Kostenstruktur
In Maryland dauerte es Anfang der 2020er-Jahre oft mehrere Wochen, bis man einen Gutachter vor Ort hatte. 2026 hat sich das Netzwerk zertifizierter Fachbetriebe stabilisiert. Ich habe meinen Termin online über das BGE-Portal gebucht und drei Tage später einen Techniker vor Ort gehabt.
Aktuell funktioniert das Programm mit einem festen Zuzahlungsmodell. Die Prüfung kostet das Versorgungsunternehmen etwa 400 US-Dollar, der Hausbesitzer zahlt jedoch nur 100 US-Dollar zum Zeitpunkt der Durchführung. Es ist erwähnenswert, dass manche Fachbetriebe auf diese Gebühr verzichten, wenn man sich sofort für sie entscheidet – eine Taktik, von der ich generell abrate. Zahlen Sie die 100 US-Dollar, damit Sie die Daten besitzen und die Angebote für die eigentlichen Sanierungsmaßnahmen in Ruhe vergleichen können, ohne sich verpflichtet zu fühlen.
Die Ausrüstung: Blower Doors und Wärmebildkameras
Als Ingenieur bin ich von diesem Teil total begeistert. Der Gutachter kam mit zwei wichtigen Geräten, die eine professionelle Begutachtung von einer Begehung in Eigenregie unterscheiden: einem Blower-Door-Test und einer Wärmebildkamera.
Der Blower-Door-Test Der Techniker baut einen roten Nylonrahmen in Ihre Haustür ein, komplett mit einem leistungsstarken, kalibrierten Ventilator. Dieser Ventilator saugt Luft aus dem Haus und reduziert den Unterdruck im Inneren auf exakt -50 Pascal im Vergleich zum Außendruck. Es klingt heftig, fühlt sich aber an wie eine leichte Brise am Fenster.
Warum machen wir das? Durch die Druckreduzierung im Haus strömt Außenluft durch jede Ritze, jeden Spalt und jede undichte Stelle in der Gebäudehülle. Unsichtbare Lecks werden so zu spürbaren Luftströmen.
Wärmebildkamera Während das Haus unter Druck stand, gingen wir mit einer FLIR-Wärmebildkamera umher. Im Jahr 2026 werden diese Kameras extrem empfindlich sein. Wir entdeckten deutlich sichtbare blaue Streifen (Kaltluft), die im Hauptschlafzimmer an den Wänden herabflossen – ein Beweis dafür, dass sich die Dämmung in den Kniestockwänden im Laufe der Zeit gesetzt und große Lücken hinterlassen hatte. Das hätte ich bei einer rein visuellen Inspektion niemals festgestellt.
Der Komplettlösungsweg: Mehr als nur Isolierung
Neben den technischen Geräten verbrachte der Gutachter eine ganze Stunde im Kriechkeller und auf dem Dachboden. Hier trifft die bauliche Realität auf die Bauphysik.

Dachbodeninspektion: Er schaute nicht nur kurz hinein. Er kroch bis zur Dachtraufe, um nach verstopften Lüftungsöffnungen zu suchen. In meinem Fall stellte er fest, dass die Vorbesitzer die Dachrandlüftungen mit Glasfaserwolle verstopft hatten, wodurch die Belüftung des Daches stark eingeschränkt wurde – ein idealer Nährboden für Schimmel und Eisdämme.

Sicherheit bei Verbrennungsprozessen: Dies ist von entscheidender Bedeutung. Wenn Sie Gasgeräte haben, prüft der Gutachter auf Gaslecks und Kohlenmonoxid. Noch wichtiger ist die Überprüfung des Zugdrucks, um sicherzustellen, dass Ihr Warmwasserbereiter keine Abgase ins Haus zurückströmen lässt, wenn die Gebläsetür (oder Ihre Dunstabzugshaube) läuft.

Die kleinen Verbesserungen: Nebenbei installierte er Strahlregler an den Badezimmerarmaturen und tauschte einige verbliebene Energiesparlampen gegen LED-Lampen nach 2026-Standard aus. Das sind zwar Kleinigkeiten, aber sie sind in der Prüfungsgebühr enthalten.
Der Bericht: Die Daten entschlüsseln
Etwa 48 Stunden nach dem Besuch erhielt ich einen 30-seitigen PDF-Bericht. Dieses Dokument dient als Leitfaden. Es kategorisiert die Probleme nach Priorität und Wirtschaftlichkeit.
